Terrapin Creek Landing ByLaws
The following is to the point regulations made easy to read from our Bylaws, Covenants, Health Department regulations, and County Regulations. If you have any questions please refer back to the source.
If you intend to build a Residential Structure on your property, it must be 600 sq. ft or larger and must adhere to all county codes. It also must adhere to all FEMA regulations and height. You will need to have a surveyor shoot a benchmark per Fema regulations.
Tiny homes are permitted but must remain on the wheels and mobile so it can be pulled out in case of a flood.
Mobile Homes- are not allowed on TCL property.
Homemade or make shift RV’s are not allowed on TCL property.
School Bus Type RV’s are not allowed on TCL property.
Storage Buildings are allowed but must be as close to 100 sq. ft. in size and be off the ground or so it can be moved onto a trailer in case of flood.
Storage Buildings also cannot be used as Residential buildings or campers and cannot contain bathrooms or have holding tanks.
Pole Barns are permitted as long as they are open on four sides.
Shed roofs, can not be attached to storage buildings so the storage building can be moved, the shed roof must be free Standing.
Concrete slabs are permitted.
Recreation Vehicles
RV’s are permitted as long as they are useable, and livable, and also have to be road ready.
Abandoned or non- livable RV’s are not allowed on TCL property.
If the RV is from out of state you must get an Alabama tag. If you use a outside holding tank they must be tied down and you must get a permit.
Lots can not be burned, or poisoned, in the place of being mowed.
Lots must be mowed and kept below 18’’ in height and kept neat and free of trash, junk, and general debris. If this is not adhered to you may lose your voting rights and other actions may be taken.
Livestock of any kind is not allowed, nor can you operate any business from your property.
Junk yards, Hog Parlors, and Chicken Houses are also not allowed.
Visitors to your property-you are responsible for the conduct of your visitors and for them to use the pavilion or the boat ramp you are required to be present at all times.
We have mirror Tags that the owners must have displayed on your mirror. Also remember all music and other loud activities must end at midnight but you should always consider your neighbor.
Visiting RV’s can visit for up to two consecutive weeks then must leave for one week for a total of eight weeks per year. You are only allowed one RV per lot on a permanent basis.
NEW UTILITY HOOK UPS- you are responsible for hiring your own contractor to install your power pole and make all water connections to your water meter. If your contractor has to trench across our common road your contractor is responsible to fill in the road.
Terrapin Creek Landing will not be responsible for any water leaks between the water meter and your water outlet on your land and you are responsible for any water bill caused by a water leak. This is between you and the contractor you hire.
Dogs-it has not been voted on at this point but is a good idea to either keep your dog on a leash or fence in your lot to control your dog (especially if you have an aggressive dog)
TCL Meetings- it was voted on and passed that going forward meetings will be held on the Saturday after Labor Day each year,
and the spring meeting will be held the first Saturday after Easter.

TCL ROADS-WE HAVE A 20 MILE AN HOUR SPEED LIMIT FOR THE SAFETY OF EVERYONE AND TO PRESERVE OUR ROAD THAT YOU PAY FOR ,PLEASE OBSERVE OUR SPEED LIMIT AT ALL TIMES.
Fences If you plan on fencing in your lot, Please
make absolutely sure it is on your property.

The pavilion must be reserved in advance. You should contact Warren Meyer to reserve the pavilion @ 770-833-8891. Please clean it up and leave it so others may enjoy it.
Mailboxes and mail service -We have residents who have mailboxes and mail service already.
Your mailbox must be on the right-hand side of the road and not on someone else’s property.
Interior lots must put their mailbox at the boxes on the TCL common lot where others are located.
Trash Service is already established at TCL , contact Advanced Disposal for pickup of trash.
911 SERVICE-YOU MAY WANT TO REGISTER YOUR ADDRESS SO IN CASE OF AN EMERGENCY
EMERGENCY SERVICE CAN LOCATE YOUR LOT
WE RECOMMEND THAT ALL LOTS HAVE SOME SORT OF SIGNAGE WITH YOUR LOT NUMBER SO YOUR LOT CAN BE FOUND!
If you are not clear on any bylaw at TCL, please contact someone on the board and they can find out. We don’t want to ask anyone to take down any structure that may be against the bylaws at TCL. It is also your responsibility to make sure we have a correct contact number and your correct mailing address so we may keep you up to date and informed on current events at TCL.
